Preparing Your Property for PhotographyMarch 15th 2010


Houses are very personal places and can be such an intricate part of our lives that, a lot of the time, we don't really see them any more as we go about our daily activities. So when you are having your property photographed for selling or letting it's a good idea to stand back and try to look at your house as somebody viewing it might see it.

Make the most of the space that your property has to offer by removing items that make the house very personal to you. Give the potential buyer or tenant the opportunity to focus on the spacious proportions of the rooms or the clever storage solutions rather than looking at your family photos and your children's artwork all over the fridge. Kitchens and bathrooms can be deal breakers when buying a house so make sure these are as bright and airy as possible, and of course spotlessly clean.

Here are a few tips that will help you get the most out of having your property photographed, as well as preparing for when those stunning photos are up on the internet and people are queueing up to view it in real life!


Tidy up: Pick up any toys, laundry, magazines etc and tidy them away out of sight.

De-clutter: Clear kitchen and bathroom counter tops of appliances and personal items.

Clean: Sweep floors, vacuum carpets & rugs and dust surfaces.

Remove excess furniture: Too much furniture can make a room seem smaller than it really is. By removing some items of furniture you are exposing more of the floor which creates the illusion of more space.

Let the sun shine in: Open all the curtains and blinds. Net curtains are great for privacy but they make rooms feel darker and smaller, so take them down while your house is being photographed.

Put your lights on: The photographer will turn on all the lights in each room as it is being photographed so make sure that all the light bulbs are working.

The great outdoors: Cut the grass and make sure flower beds look tidy. Remove vehicles from the driveway and from the kerb outside your house. Move bins out of sight and take washing off the line. If you live in an apartment remove excess items from the balcony such as bicycles, clothes racks, childrens toys etc


Remember that you are selling a lifestyle to the people viewing your property and if they can imagine themselves living there they are more likely to want to view and buy it. Great photographs on the internet will entice them to come and have a look, and when they take home the beautiful brochure they can imagine themselves there all the more easily while they discuss it over breakfast and last thing at night!
